Our Commercial Management services cover a wide variety of properties, from lock-up shops to town centre schemes, small warehouses to major industrial estates and from office suites to multi-occupied high rise office blocks. Geographically, we manage properties from Da Nang to Ho Chi Minh city.The extent of the service is flexible and ranges from full portfolio management to include rent collection, service charges, responsibility for repairs, rent reviews, lease renewals and the re-letting of void space, to a database function purely recording and actioning lease details. We are used to administering portfolios of property located throughout the Vietnam and providing one-stop reporting service to clients with a dedicated Account Manager maintaining regular liaison with the client.

  We offer  flat management service throughout Vietnam . The work involves:
  Collection of ground rents 
  Preparation of service charge budgets and financial forecasts 
  Collection of service charges 
  Arrangement of all Flat Management functions and negotiation of contracts 
  Supervision of building works 
  Supervision of contracts covering gardening, cleaning and day to day management 
  Organising building insurance, including valuations and claims handling 
  Regular site visits 
  Liaison with residents on all matters 
  Dealing with assignments and notices 
  Calling annual meetings and attending same, and dealing with minutes 
  Preparation of year end accounts and returns 
  Regular reports to Freeholders  
 

We manage a number of Portfolios of residential property on a national basis, and involving some 1,000 properties. Management functions  include:

  Arranging refurbishment and repairs 
  Letting and re-letting properties 
  Issuing documentation 
  Managing the income and expenditure and controlling arrears 
  Arranging Insurance  
  Identifying opportunities for disposal or swapping parts of portfolios
